California Ave., 717:  Appeal of the proposed project to the Coastal Commission has received a recommendation from Coastal Staff for a Substantial Issue decision, which, if the Commission agrees, will void the City Coastal Development Permit for the project. (October 22, 2020)

Palms Ave., 710-712 and 714-716:  Appeal of the proposed project to the Coastal Commission, resulting in a Substantial Issue decision, thus voiding the City Coastal Development Permit for the project. (October 8, 2020)

Grand Blvd., 426-428:  Appealed the proposed project to the West Los Angeles Area Planning Commission, resulting in a denial of the project as it does not conform with Chapter 3 of the Coastal Act and would prejudice the ability of the City of L.A. to prepare a local coastal program that is in conformity with Chapter 3 of the Coastal Act. (August 19, 2020)

Grand Canal, 2812-2814-2816-2818:  Appeal of the proposed project to the Coastal Commission, resulting in a significantly changed project – from one large structure to two separate structures, with the addition of 2 ADUs, and reducing the mass and size as well as changing the style to be more compatible with the surrounding neighborhood. (August 12, 2020)

Clement Ave., 2412:  Prevailed in Superior Court regarding the requirement for a Cumulative Impacts analysis when reviewing projects in the Coastal Zone for approval. (August 12, 2020)

San Juan Ave., 635-637-639:  Appeal of the proposed project to the West Los Angeles Area Planning Commission, resulting in a denial of the project as it did not conform with Chapter 3 of the Coastal Act and was inconsistent with the Venice Land Use Plan due to loss of housing stock and failure to preserve the character of the area. (November 20, 2019)

Wilson Ave., 2325:  Prevailed in Superior Court regarding the requirement for a Cumulative Impacts analysis when reviewing projects in the Coastal Zone for approval. (July 16, 2019)

Brooks Ave., 742-744-746-748:  Prevailed in Superior Court regarding the post-hoc rationalization of the Coastal Commission’s approval of the project. (October 9, 2018)
